New Apartments in Naperville, IL: Status, Units and Locations

New apartments in Naperville, IL, as of September 29, 2026: one new rental community is leasing, and five apartment projects with about 975 units are approved, under construction or on hold.

The one leasing is The Claire, 90 rental townhomes and rowhomes that the City approved as The Residences at Naper and Plank. No project in the pipeline is reported taller than five stories.

The largest still to come are 1200 Diehl Road (306 units, under construction), CityGate II (297 units, approved August 18, 2026) and The Atlas (236 units, approved April 7, 2026).

Which new apartment buildings in Naperville are open or leasing now?

One new rental community is confirmed leasing as of September 29, 2026: The Claire, at 1277 Burlington Avenue, which the City approved as The Residences at Naper and Plank. It is rental townhomes and rowhomes rather than a stacked apartment building.

To see what is on the market today, search current Naperville rentals and choose the residential lease property type.

The Claire, checked September 29, 2026. Its leasing site advertises brand-new townhomes, with two three-bedroom plans available now and a two-bedroom plan with an October 15, 2026 move-in. Confirm pricing and availability with the leasing office.

City records tie the two names together. The June 2026 occupancy report lists certificates of occupancy for five townhomes at 1271 to 1279 Burlington Avenue, the first recorded under The Residences at Naper and Plank.

Permits for more of its buildings were issued from January to April 2026, and the July 2026 report, the latest posted, lists no further occupancies there.

The approved plan from Lincoln Property Company is 90 rental homes, 34 townhomes and 56 rowhomes of 1,550 to 1,950 square feet with two or three bedrooms.

City Council approved it 8 to 1 on July 15, 2025, with the site’s annexation from unincorporated DuPage County.

None of the five apartment projects in this guide had opened as of the City’s latest report. Its monthly occupancy reports list 0 apartment or condo units with a certificate of occupancy in every month from January 2025 through July 2026.

Two other new rental buildings have leasing sites, and I could confirm less about each:

  • The Belvedere Apartments, 3223 111th Street, calls itself brand-new apartments in Naperville and was accepting leases on September 29, 2026. I could not confirm from a primary source when it opened, so it may fall outside this guide’s 24-month window.
  • Forest Meadows Apartments, 975 E. 75th Street, is a new four-story building with 38 apartments, per a City fire alarm permit issued November 12, 2025. Its leasing site did not load for me on September 29, 2026, so confirm leasing with the building.
  • Domain CityGate at CityGate Centre opened in fall 2022 with 285 units, outside this guide’s 24-month window.

In my experience, the gap between a council vote and a move-in date surprises people more than anything else about new construction. A date announced at approval is an estimate, so plan around the date the building itself confirms to you.

What new apartment buildings are coming to Naperville?

Five apartment projects are coming as of September 29, 2026: 1200 Diehl Road is under construction, the City’s affordable senior and IDD project is on hold, and CityGate II, The Atlas and Weston Ridge Apartments are approved without a confirmed start.

The five apartment projects not yet open total about 975 units, including 71 that the Daily Herald reported in 2024 for the Affordable Senior and IDD Housing Project, a count the City’s page does not state. The Claire adds 90 rental townhomes and rowhomes.

Which new apartment projects in Naperville are under construction?

One: 1200 Diehl Road, where Hines broke ground in November 2025 and the City issued the building permit on March 25, 2026.

1200 Diehl Road, checked September 29, 2026. REBusinessOnline reported on November 17, 2025, that Hines had begun a five-story development with 306 apartments, studios to three bedrooms, and 15,000 square feet of retail.

The site is next to the Freedom Commons shopping center. The City’s March 2026 permit report lists building permit COMM-0722-2025 for a “multifamily building for 306 units” at 1200 E. Diehl Road. I found no published completion date.

The City’s Affordable Senior and IDD Housing Project is not under construction: its June 25, 2026 update says site construction is on hold. Details are in the 103rd Street and Route 59 section below.

Which apartment projects are approved but have no confirmed construction start?

Three: CityGate II, The Atlas and Weston Ridge Apartments. The City’s monthly permit reports for January through July 2026 list a new multifamily building permit only for 1200 Diehl Road, not for any of these three.

CityGate II, Ferry Road and CityGate Lane. Willow Bridge Property Company plans 297 studio, one-bedroom and two-bedroom apartments in a four-story building wrapped around a five-story parking garage, on about five acres of CityGate Centre along I-88.

Planning and Zoning endorsed it in June 2026, and City Council approved it unanimously on August 18, 2026. CityGate Centre said that day that groundbreaking was anticipated later in 2026.

The Atlas, 2939 Audrey Avenue. City Council approved this five-story, 236-unit building on April 7, 2026, after a 9 to 0 Planning and Zoning recommendation.

It sits on about 4.6 of the parcel’s 6.2 acres, with roughly 1.7 acres fronting Route 59 left for future commercial use.

Weston Ridge Apartments, 540 Weston Ridge Drive. The plan is 65 micro-units of 506 to 640 square feet on a 1.5-acre former commuter parking lot just south of North Aurora Road, with 73 parking spaces.

Listed amenities include a lobby, a lounge and community room, a fitness center, bike storage and an outdoor patio. Planning and Zoning recommended it on August 19, 2026, and the Naperville Sun reported City Council approval on September 23, 2026.

Are any high rise apartments being built in Naperville?

None that I found: no project in Naperville’s new apartment pipeline is reported taller than five stories as of September 29, 2026.

The Atlas and 1200 Diehl Road are five stories, and CityGate II is a four-story building wrapped around a five-story parking garage. Weston Ridge asked to raise the site’s height limit from 43 feet to 47 feet.

The Claire is townhomes and rowhomes, and no height has been reported for the Affordable Senior and IDD Housing Project.

I found no City zoning definition of high-rise to cite, so these are story counts for new construction only, not a survey of existing buildings.

Which new apartments are near Route 59 and the Metra stations?

Only one project is next to a Metra station: Weston Ridge Apartments, about 200 yards from the Route 59 station according to a commercial listing for the parcel.

The Atlas, near Route 59 and 75th Street, is about two miles from that station, per the Chicago Tribune. The Affordable Senior and IDD Housing Project sits near 103rd Street, at the south end of the Route 59 corridor, with no published station distance.

Naperville is served by two Metra stations on the BNSF Line: the Route 59 station at 1090 N. Route 59 in Aurora, and the downtown Naperville station at 105 E. 4th Avenue. Metra also has its own page for the downtown station.

For the other projects, measure from the street address, and see the City’s train station access information before you count on commuter parking.

What is being built at 103rd Street and Route 59 in Naperville?

The City of Naperville’s Affordable Senior and IDD Housing Project is planned there: 71 units by Gorman & Company on City-owned land, with site construction on hold as of the City’s June 25, 2026 update.

The City describes the location as south of 103rd Street and east of Illinois Route 59, and the Daily Herald placed it off Tower Court. The full City name is the Affordable Senior and Individuals With Developmental Disabilities Housing Project.

In the City’s own words, City Council approved final plans and agreements on April 15, 2025, “to begin construction on affordable housing for seniors 62 and older, as well as individuals 21 and older with intellectual and developmental disabilities.”

Gorman & Company is working with the Lisle-based Ray Graham Association. The 71-unit figure comes from the Daily Herald’s November 2024 report; the City page does not state one.

The City’s dated timeline for the project:

  • September 20, 2022: City Council selected the developer by a 9 to 0 vote.
  • November 5, 2024: preliminary entitlements, including zoning, approved.
  • April 15, 2025: final plans and agreements approved.
  • June 25, 2026 (latest City update): “Site construction is currently on hold while the developer works through the remaining requirements it needs to follow in order to complete purchase of the property.” The City says the developer currently anticipates completion by the end of 2028.

Application steps and any waiting list are set by the project, not by me, so the City’s project page is the place to confirm current details.

How can you check a new apartment building’s status yourself?

Check four sources in order: the City’s project pages, the council and commission files, the City’s monthly permit and occupancy reports and, last, the building’s leasing office.

  1. Start with the City of Naperville’s Projects in Naperville page, where the City posts updates on projects it is tracking, including the Affordable Senior and IDD Housing Project.
  2. Search Naperville’s Legistar portal by project name or address for Planning and Zoning Commission and City Council agendas, which carry the plans, unit counts and votes.
  3. Check the City’s monthly Building Permits Issued reports. The permit detail report shows when a building permit is issued, and an occupancy report that lists units with a certificate of occupancy is the clearest public sign a building can be lived in.
  4. Once a building has a leasing site, confirm the move-in date, the available floor plans and the current rent with the leasing office, and write down the date they told you.

In my experience, a certificate of occupancy tells you more about a new building’s real timeline than a banner, a rendering on a construction fence or a leasing waitlist.

Before you commit to a building that has not opened, confirm this checklist:

  • A certificate of occupancy, or a move-in date the leasing office has confirmed.
  • The floor plan you want is available on your date.
  • Rent, fees and any specials, confirmed with the building and dated.
  • Parking. Weston Ridge, for example, plans 73 spaces for 65 units.
  • Your commute, measured from the actual address at the hour you travel.
