Ashbury is a master-planned subdivision on Naperville’s south side, south of 95th Street and east of Book Road, with roughly 1,164 homeowners according to its homeowners association. It has its own HOA clubhouse and aquatic center on Lawrence Drive, it borders the Naperville Park District’s Ashbury Park and Ashbury Greenway trails, and Indian Prairie School District 204 assigns it to Patterson Elementary, Gregory Middle School and Neuqua Valley High School. According to broker data, most of its homes are two-story single-family houses built in the 1990s.
I’m Dan Firks, and I run Naperville.com along with the Dan Firks Team at Coldwell Banker Real Estate Group. Ashbury comes up in a lot of south Naperville home searches, so this guide puts the practical facts in one place: what the HOA actually covers, which amenities are public, the schools, the homes, current prices, and what to check before you buy or sell here. If you’d rather talk it through, call or text me at 630.637.9009 or email Dan@Naperville.com.

Where is Ashbury in Naperville?
Ashbury sits in the 60564 ZIP code on the south side of Naperville. Listing directions put it south of 95th Street and east of Book Road, and the Ashbury Greenway trail runs east from the neighborhood toward Plainfield-Naperville Road. Route 59 and the Naperville Crossings shopping center are a short drive west.
Like much of south Naperville, Ashbury is in Will County, in Wheatland Township, according to MLS listing records. That matters more than people expect: your property tax bill comes from Will County, not DuPage, so read the Naperville property taxes guide before you compare an Ashbury home with one in the DuPage County part of Naperville.
One correction worth knowing: you will sometimes see 3400 Club Drive listed as an Ashbury address online. That is the White Eagle club in a different neighborhood. Ashbury’s own clubhouse and pool are at 3403 Lawrence Drive.

What the Ashbury HOA, clubhouse and pool include
The clubhouse and aquatic center belong to the Ashbury Homeowners Association, not to the city or the park district. The association’s own website has described them as a clubhouse and aquatic center “featuring a slide and zero depth pool, as well as a sand beach and volleyball area.” The Naperville Swim Conference lists the pool at 6 lanes and 25 yards, and it is home to the Ashbury Alligators summer swim team, which is open to Ashbury residents ages 5 to 18.
The clubhouse hosts association events and board meetings, and the HOA’s website has said it can be rented by association members only.

How do Ashbury homeowners get into the pool?
Pool access runs by household. Families register through the HOA’s pool pass portal, and the portal notes that passes from last season stay active if the household has not changed. A few rules from the portal are worth knowing before your first summer:
- Everyone shows a pass to the lifeguard each day.
- Guests need a pass and must be with a member.
- Each household gets 6 complimentary guest passes a year, then $4 per guest.
- A nanny pass can be added to the household, and a nanny may use the pool only with the family members in their care.
Are the pool and clubhouse included in the HOA dues?
Listing records and local agents describe pool and clubhouse access as part of the annual Ashbury HOA assessment, and recent listings have quoted the assessment in roughly the $600 to $650 a year range. The association does not publish its current assessment publicly, though, so treat those numbers as a starting point, not a quote. When you’re under contract, ask the HOA or your title company for the current assessment, what it covers, and whether any special assessment is pending.

Ashbury Park, the Greenway and the trails
Here is a distinction a lot of buyers miss. The tennis and pickleball courts most people picture when they think of Ashbury are at Ashbury Park, 1740 Conan Doyle Road, which the Naperville Park District owns and runs. According to the park district, Ashbury Park has tennis courts, 4 unlit pickleball courts that use tennis nets, ponds with fishing, a 60-foot baseball field and parking. Anyone ages 16 to 65 who fishes there needs a valid Illinois fishing license.
Ashbury Park’s trail runs east and west between Book Road and the Ashbury Greenway, following the shoreline of the pond on the south side of the park. The Greenway trail runs the length of that corridor, and the park district describes the whole route as a two-mile trail that “extends from the Route 59 bridge through Frontier Sports Complex, Ashbury Park and Ashbury Greenway to Plainfield-Naperville Road.” The park district clears it after snowfalls of two inches or more, so it stays usable in winter.
As I say in the Short, “the street you pick matters as much as the house. Some streets sit close to the Greenway with its trails and ponds and some do not.” My advice when you tour Ashbury: walk from the front door of the house you like to the nearest Greenway or Ashbury Park path, and time it. Two homes with the same floor plan can feel very different depending on that walk.
Just west of Book Road, Frontier Sports Complex at 3380 Cedar Glade Drive adds playgrounds, softball fields, pickleball, a skate facility and more trails, and the 95th Street Community Plaza at 3109 Cedar Glade Drive has a splash pad that opens in summer. Wheatland Park and Brook Crossings Park are other nearby south side parks on Naperville.com.
What are the homes in Ashbury like?
Broker sites show Ashbury is almost entirely single-family homes, and most are two-story houses built in the 1990s, with some construction continuing into the 2000s. Local sources note the neighborhood was built out by many different custom builders, featuring brick and stone exteriors rather than a handful of repeated models.
Local broker data puts many homes in the 3,000 to 3,500 square foot range on lots of up to about a quarter acre, and the Ashbury listings we reviewed included both four and five bedroom homes. Because the homes are now roughly 25 to 35 years old, the condition of the roof, windows, mechanicals and kitchens varies a lot from house to house. In Ashbury, two homes on the same street can price very differently for that reason alone.

Ashbury home prices in 2026
As of October 2026, Redfin reports that Ashbury homes sold for a median price of $765,000 over the three months ending September 2026, up 3.7% from the same period a year earlier, with homes selling after 39 days on the market on average. Homes.com reports a median sale price of $776,500 and 35 home sales in the last 12 months. On October 23, 2026, only two Ashbury houses were listed for sale on Homes.com, priced at $739,900 and $750,000.
Two takeaways from those numbers. First, inventory is thin, so a well-priced Ashbury home does not usually sit long. Second, a neighborhood median only gets you so close: the house’s condition and its street, especially its distance to the Greenway and the pool, move the price within that range. For homes currently for sale and our latest neighborhood figures, see the Ashbury neighborhood page, and for the citywide picture, the Naperville real estate market page.
Which schools serve Ashbury?
Ashbury is in Indian Prairie School District 204. The district’s subdivision list assigns Ashbury to:
The district says its boundary maps are a general guide and “not definitive,” and it handles address checks at residency@ipsd.org. Before you write an offer, confirm the assignment for that exact address with the district. If you are still deciding between Naperville’s two districts, our guide to District 203 vs District 204 lays out the differences.
Shopping, library and commuting near Ashbury
For everyday errands, Naperville Crossings sits on the northwest corner of Route 59 and 95th Street, with a grocery store, restaurants and coffee. The 95th Street Library, a branch of the Naperville Public Library at 3015 Cedar Glade Drive, is close by as well.
For Chicago commuters, the closest Metra stop is the Route 59 station on the BNSF line, at 1090 Illinois Route 59 in Aurora. It is roughly five miles north of Ashbury as the crow flies, so plan on driving or getting dropped off rather than walking. The station is in fare zone 4 and has more than 4,400 parking spaces, with the north lots run by the City of Naperville. Our Naperville to Chicago commute guide compares the train and driving routes.
